Information first. Sales pitch never.
Buy2LetMortgages.co.uk explains how UK buy-to-let mortgages work in plain English, and helps you prepare before you talk to anyone trying to sell you one.

What we are
We're an independent publisher of educational content about UK buy-to-let property finance. We write guides, build simple calculators, and link out to brokers, lenders and official resources that can actually help you take the next step.
What we are not
We are not a mortgage lender, broker or financial adviser. We do not arrange finance, assess your eligibility, or give regulated financial advice, and nothing on this site should be read as a personal recommendation. See our important information page in full.
How we handle facts and figures
Mortgage rates, fees, stamp duty thresholds and lending criteria change often and vary by lender and by borrower. Rather than publish numbers that could quietly go stale and mislead someone, we:
- avoid quoting specific "current" interest rates or APRs anywhere on the site;
- build our calculators so you enter the rate, deposit and rent assumptions — we never assume them for you;
- link to official sources (gov.uk, the FCA) for anything that's genuinely a matter of current law or regulation;
- review guide content periodically and correct anything that's changed — if you spot something out of date, please tell us.
Why we built the Broker Briefing
Most mortgage sites exist to hand you to a broker as quickly as possible. We think you get better outcomes when you arrive knowing which questions matter for your situation, such as whether your case might be regulated consumer buy-to-let, whether HMO licensing applies, or how a broker is paid. So we built a free briefing sheet you can take to anyone. It runs in your browser, and we never see your answers.
How we choose what we link to
We link to brokers and resources that are established, whole-of-market where relevant, and easy to verify independently (for example, on the FCA Register). Being listed here isn't an endorsement of outcome — we can't know whether any particular lender will accept you.
Every outbound link on this site routes through a short /go/ redirect so we can see which resources people actually find useful, and so we can update a destination in one place if it changes. We're transparent that this may, in future, include links that pay us a referral or affiliate fee if you go on to take out a product — this will always be disclosed on the page, and it never affects which mortgage is right for you, because we don't recommend specific products.
