Important information

This page explains, plainly, what this site is and isn't, and what you should and shouldn't rely on it for. It applies to every page on Buy2LetMortgages.co.uk.

We are an information site, not a broker, lender or adviser

Buy2LetMortgages.co.uk (operated by [Company Name Ltd] [placeholder — to be replaced with the real registered company name before launch]) publishes general, educational information about UK buy-to-let mortgages. We do not arrange mortgages, assess anyone's eligibility, or provide regulated financial or mortgage advice. We are not authorised or regulated by the Financial Conduct Authority, and nothing on this site is a personal recommendation.

No rates, no guarantees

You will not find a specific "current" mortgage interest rate or APR quoted on this site as fact. Rates, fees and lending criteria change frequently and vary by lender, product and individual circumstances — publishing a number here risks it being wrong by the time you read it. Where our guides discuss figures (like typical deposit percentages or rental-cover ratios), they're described as general, illustrative ranges, not current offers, and our calculators only ever use numbers you type in yourself.

We cannot and do not promise that you, or anyone, will be approved for any mortgage. Lending decisions are made entirely by lenders, based on their own current criteria and your individual circumstances.

Regulated vs unregulated activity

Most standard buy-to-let lending is not regulated by the FCA; "consumer buy-to-let" is an important exception. See our full explanation on is buy-to-let regulated?. Always check any broker or adviser you deal with on the FCA Financial Services Register.

How our outbound links work

Links to brokers, lenders and other resources on this site go via a short redirect at buy2letmortgages.co.uk/go/<name>/. This lets us count how many visitors we send to each destination and update a link's destination in one place if it changes — it does not give us access to anything you do on the destination site.

Today, none of our outbound links are paid affiliate links. In future, some may become affiliate or referral links, meaning we could earn a fee if you go on to take out a product with that provider. If and when that happens:

  • it will be clearly labelled on the page next to the relevant link;
  • it will never influence which resource we list or how we describe it — we don't rank or recommend based on who pays us;
  • it will not cost you anything extra — any such fee is paid by the provider, not added to your cost.

Analytics we collect on redirect clicks

When you click a tracked outbound link, we record: which link was clicked, the time, the page you clicked it from, your browser's user agent string, and a one-way cryptographic hash of your IP address (not the IP address itself). See our privacy policy for full detail.

Accuracy and corrections

We try hard to keep general information (like regulatory descriptions and legal requirements) accurate and up to date, and we deliberately avoid publishing figures likely to go stale. If you spot something wrong or out of date, please let us know — we'd rather correct it than leave it live.
